TThe proposed development at the sunshine estate is a mixed development comprising of Commercial, Resort and Residential facilities. The developmental project comprised of the mega filling station (with 108 dispensing pumps), welcome centre, articulated vehicle park, 9no warehouses, market, golf course surrounded by 82no chalets, hotels and 73no hostels with various units with space for future development. The site is located on a landed area of 155 hectares along Benin - Ore expressway, Ore, Ondo State, Nigeria.
The mega filling station, 765 trailers park and their residence aim to establish an easy-flow of vehicular traffic network to adequately serve diverse categories of users. The adjacent market (with 760no stalls & 52no lock-up shops) will serve their needs as those of the communities beyond the estate. The nine warehouses serve the same purpose. The golf course, recreation and hotel would greatly encourage tourists into the state. The 300no one and 300no two bedroom residences are formed around clusters. Each cluster was designed to have a different themed façade to foster friendly neighbourliness. The community centre has hall, mosque, church and sport complexes.
